The Good and timely Fight for my Client

Hey guys it was an eventful July 2020 and it is something that I would like to share on my page as some of you might be in a similar position. Are you guys familiar with Commonwealth Towers? My sellers own a premium 2 bedroom unit in this development.

My owners are newly married and they have been looking for their dream home. However, husband has Commonwealth Towers (CWT) under his name and that would mean that his next purchase will have the additional buyer stamp duty (ABSD) incurred. His next purchase will be on the higher quantum and this would mean that the absd will be quite extensive if he does not sell the CWT unit.

It was before the start of the circuit breaker when I met my sellers and I drew them an action plan to carry out. They were

pleased by the entire process of selling and buying to make sure that every dollar planned for their purchase was fully utilised. We planned for a good sales price for maximum profit to fund their next purchase.

But then came Circuit Breaker. We were unable to conduct any viewings and many buyers were afraid of committing to a resale unit just by online viewings. We were held back by 2 months. But I assured them that my marketing will still be Premium. I never backed down and continued to make sure that I was getting leads even when everyone is supposed to stay home.

2 months fast forward, Phase 1 was implemented and eventually Phase 2 came in. My sellers went for viewings and bought a house! We were really quick and decisive as wife loved this property. The Big PROBLEM was, CWT was not sold. They had confidence in me and I told them not to worry. I did extensive marketing using my 5 step formula in selling any property fast and managed to get a suitable buyer for our unit. This sale is the 1st 2 bedroom unit sold in CWT since the start of 2020!

My buyers were extremely relieved and a ton of pressure was lifted from their shoulders. Now, they are fully looking forward to moving into their new home! As an agent - consultant turned friend, I am more than happy that I have applied my 5 step selling technique and it proved to be beneficial for them!
